Learn more about The Gutierrez Company’s proposal to revitalize the long-dormant Canyon property in Burlington

The Gutierrez Company, a Burlington-based real estate development firm in operation for more than 30 years, is proposing to revitalize the underutilized property located at Wheeler Road off Middlesex Turnpike and commonly referred to as the “Canyon” given its unique topography. Plans for the property, which is under agreement with MADOT (formerly MHD), call for a mixed retail and restaurant development adjacent to existing and planned future offices. The 15.3-acre parcel was part of the Commonwealth’s original land taking in the early 1950s for the extension of Route 3 to Boston. At the time, contractors blasted the site to make way for the roadway. However, the project was never completed, and the Canyon site has sat dormant and in need of environmental remediation since. The current proposal calls for rezoning the property to the General Business district, which would facilitate the construction of a mixed retail/restaurant development at the site. As part of the development of the site, the Gutierrez Company has proposed a series of significant traffic investments to not only mitigate development-related impacts, but to also improve traffic flow on Middlesex Turnpike from its current, pre-development condition. The project will also result in new job creation and tax-revenue generation for the Town of Burlington.
